This 200-mile stretch of jungle coastline from Punta Mita to Costalegre represents the highest concentration of new ultra-luxury branded residence development in the Western Hemisphere.

What makes this corridor exceptional is the combination of natural beauty and brand density. Punta Mita alone hosts Four Seasons, Montage, and Pendry on a single gated peninsula. Thirty minutes south, Mandarina brings One&Only, Rosewood, Belmond, and Omni to an untouched jungle coastline. Further south, Naukā is developing a Ritz-Carlton Reserve on 920 acres, and Costalegre has Six Senses, Chablé, and Four Seasons in various stages of development.

Rental yields in the corridor run 5–8% net, driven by a year-round tropical climate and direct flights from eight major US and Canadian cities. The Pacific side of Mexico remains significantly undervalued compared to the Caribbean, with entry prices starting at $1.5M for branded product — roughly half of comparable Caribbean offerings. This pricing gap is closing rapidly as brand density increases.
