The Pacific Riviera stretches north from Punta Mita through Sayulita and into the Mandarina development — a 30-mile corridor where the Sierra Madre's tropical dry forest tumbles directly into the Pacific Ocean. Unlike the gated communities of Punta Mita or the master-planned estates of Naukā, this corridor is defined by its raw, untamed character.
One&Only and Rosewood chose this stretch precisely because it couldn't be replicated — jungle canopy that reaches the sand, point breaks accessible only by boat, and a coastline where humpback whales breach within sight of your villa. The brands arriving here are not building resorts; they are building experiences that depend on the wildness staying wild.
The Mandarina development — 620 acres of jungle, beach, and mountain terrain
The Anchor
Mandarina
Mandarina is a 620-acre master-planned development between Litibú and Sayulita that serves as the anchor of the Pacific Riviera. It is home to both One&Only Mandarina and Rosewood Mandarina — two of the most exclusive resort brands in the world, sharing a single stretch of pristine coastline.
One&Only Mandarina features 13 private villas — treehouse-style residences perched in the jungle canopy with prices ranging from $15M to over $32M. A Greg Norman-designed golf course is planned for the development, adding another world-class amenity to the corridor.
Rosewood Mandarina opened in 2025 with 134 all-suite accommodations, each with a private plunge pool. A residential program of 72 private villas is announced, with details forthcoming.

Getting There

Puerto Vallarta International Airport (PVR) serves as the gateway, with direct flights from most major US and Canadian cities. The Pacific Riviera corridor begins approximately 30 minutes north of the airport and stretches along the coast for another 30 miles.
Private transfers and helicopter service are available to all properties. One&Only Mandarina offers a dedicated arrival experience through the jungle.
